The Building Regulations

What are the Building Regulations?

The Building Regulations are Legal Requirements laid down by Parliament, based on the Building Act 1984. Guidance for compliance with Building Regulations is found in the"Approved Documents" which cover areas such as:

  • Ensuring that buildings are constructed to adequate standards;
  • Securing the health, safety and convenience of people in and around buildings;
  • Conservation of fuel and power;
  • Access and facilities for disabled people.

When do the Regulations apply?

The regulations apply to any building work that involves:

  • Erecting a new building;
  • Altering or extending an existing building;
  • The provision of hot water storage, sanitary conveniences or heating appliances;
  • The change in use of all or part of a building.
