Planning Permission

Anyone who wishes to "develop" land or buildings or make a change to their use has to apply to the Council for planning permission. Development is defined as "the carrying out of building, engineering, mining or other operations in, on, over and under land, or the making of any material change of use of any building or other land" - eg the building of a new housing development.

However, some work of a small scale does not need specific permission. For example, in certain circumstances, small house extensions, garages, porches, garden sheds and boundary walls and some minor changes of use do not need planning permission.

However, there are other types of permission you may need in certain situations - for example - Listed Buildings.
