Building control - making an application

Depending on the type of work involved, you may need to get approval from several sources before starting. You may need Planning Permission for any type of development work. If a building is listed or is within a Conservation Area or an Area of Outstanding Natural Beauty, special rules apply. It is best to check with your local planning officer to determine what you need to do.

Some types of work may need both planning permission and building control approval, others may need only one or the other. Our Building Control surveyors will be pleased to advise you on these matters – please contact us for further advice.

The process of assessing a proposed building project is carried out through the assessment of submitted information and plans, and the inspection of work as the building progresses.

Depending on the building involved, the application can be made in one of two ways:

  • Full Plans Application
  • Building Notice Submission

Full Plans Application

A Full Plans submission requires you to have plans prepared of your proposals. This should include details and specifications to enable a Building Control surveyor to assess whether or not your building works will comply with the Building Regulations.

This type of application can be used for any type of building work, but it must be used where the premises are to be used as a factory, office, shop, hotel/boarding house or for railway premises.

Building Notice

A Building Notice is particularly suited to minor works. For example, use by a householder for the installation of extra sanitory accommodation. For such building work, most matters can be agreed when the Building Control surveyor comes to your home when you are carrying out the work. You do not need to have detailed plans prepared, but in some cases we may ask you to supply extra information.

This type of application may be used for all types of building work, so long as no part of the premises are used for any of the purposes mentioned above under "Full Plans Application".
